A Housing and Development Board (HDB) flat at PinnacleDuxton in Singapore claims the spot for the most expensive resale per square foot (PSF) price in history for public housing.
The Pinnacle@Duxton stands as one of Singapore’s prime public residential estates, located in the bustling Tanjong Pagar area. Overlooking the city’s downtown, it offers a panoramic spectacle of the cityscape and central business district.
This iconic estate houses seven towering blocks, each standing with fifty levels, and beautifully adorned with two sky gardens at the 26th and 50th floors. The sold unit was nestled on the 46th floor, four levels shy from the top floor, with magnificent view.
Completed in 2009, the Pinnacle@Duxton flats had their five-year Minimum Occupation Period (MOP) obatined in 2014. The recently sold flat has about 86 years of its 99-year lease remaining.
Recorded at an astounding S$1.41 million, the PinnacleDuxton resale price has set a new precedent in the history of public housing. The four-room flat, with a built in size of 1001square feet, fetched the most expensive resale flat per square foot (psf) in history, according to EdgeProp. The highest recorded price, a Design, Build and Sell Scheme (DBSS) HDB flat at The Peak in Toa Payoh, sold for S$1,568,888.
Pinnacle@Duxton’s prime location, iconic presence, and exceptional amenities have contributed to its sky-high price. Not only does it set a new benchmark, but it also triggers possible shifts in pricing and demand for HDB flats in the same district.
