In a significant move to meet the housing demands, the Housing Development Board (HDB) has launched 6,057 new BTO flats across various housing estates in Singapore.
Singapore’s landscape continues to grow with the latest release of Build-To-Order (BTO) flats, offering various options for potential homeowners. A total of 6,057 units will be made available from December 5th, spanning locations such as Bedok to Woodlands, including coveted mature estates like Bishan and Queenstown. With choices from 2-room Flexi to 5-room apartments and Community Care Apartments for varying needs, this BTO launch promises diverse housing opportunities.
In the most recent launch, about half of the flats on offer will have a waiting time of four years or less, underscoring the effort to expedite the handover of these homes to their owners. Projects like Sin Ming Residences in Bishan are even projecting a waiting time of roughly two years and eight months, a brisk pace in the context of property development.
Within this new launch, two projects — Alexandra Peaks in Bukit Merah and Ulu Pandan Vista in Queenstown — are notable for their inclusion in the Prime Location Public Housing, or PLH, model, offering additional subsidies to bridge the gap often found between BTO and resale prices in prime districts. “HDB explained that new flats in prime locations typically command higher market values,” thus justifying the extra financial support to maintain accessibility for the masses. The PLH models do come with a longer wait of approximately four years and 11 months, and owners must return a percentage of resale price to HDB after a 10-year Minimum Occupation Period. This is set at 8 per cent of the resale price or valuation, whichever is higher; It is a 2 per cent increase from previous PLH projects.
In anticipation of high demand, the HDB BTO locations of Bedok, Bishan, and Bukit Panjang are projected to have a significant application rate. To aid in more successful home acquisitions, HDB advises that applicants are encouraged to apply for a flat in the non-mature towns of Jurong West and Woodlands, where at least 95% of the 4-room and bigger flats are set aside for first-timer families. Such initiatives reveal HDB’s intent to prioritize and support first-time homeowners. For those interested, the application window for these BTO flats opened from December 5th and extended until December 11th.
Come February 2024, around 4,100 more flats will be launched in areas including Bedok, Queenstown, Choa Chu Kang, Hougang, Punggol, and Woodlands.
